Biography
Alejandro Monarez focuses his practice on affordable housing and community development matters that expand economic opportunities and build thriving communities. He brings his legal and business perspective to make every transaction successful and has assisted with and completed many involving the Low-Income Housing Tax Credit (LIHTC) program, the New Markets Tax Credit (NMTC) program, and other federal, state and local sources of subsidy. He has also provided counsel on related matters including Qualified Allocation Plans, post-year 15 considerations, Section 42 Right of First Refusal agreements, and preservation of affordability issues. Alejandro has experience drafting, negotiating and reviewing extended use agreements, bond regulatory agreements, loan agreements, deeds of trust, subordination agreements, purchase and sale agreements, commercial and rooftop lease agreements, contracts with vendors, ground leases, partnership and operating agreements and intergovernmental agreements. He has also worked with public-private partnerships to create statewide grant and loan funds in response to the COVID-19 pandemic.
